The Mantaray Marina and Residences is one of the most exclusive and closely watched developments on the Gold Coast — a $300 million luxury residential and superyacht marina project that marks the first new development on The Spit in over two decades. Constructed by Multiplex and delivered under The Spit Master Plan, Mantaray is setting a new benchmark for ultra-premium waterfront living in Australia.
The Spit is one of the Gold Coast’s most iconic and tightly controlled pieces of land — a narrow peninsula at the northern tip of the Gold Coast that separates the Broadwater from the open ocean. Its neighbours include the former Palazzo Versace hotel (now The Imperial Palace), the Sheraton Mirage, and Mariners Cove. Development here is rare by design, which makes Mantaray’s emergence as the first cab off the rank under the new Spit Master Plan all the more significant. The level of scrutiny and expectation applied to a project of this nature — on land this prominent, for an end product this exclusive — is considerable, and it flows directly through to the standards required of every contractor on site.
The development itself is a study in understated luxury. A curated collection of just 24 residences — comprising two, three and four-bedroom apartments, private villas, and penthouses — are positioned across a 10,000m² prime waterfront site with direct access to a 67-berth superyacht marina.
